Hastings’ Building

Our office moved into the former Hastings’ Seeds building in 2016. This 43,500 square foot former seed warehouse was built in 1913 by F.J. Cooledge and Sons, a glass company and paint manufacturer. The building is significant in architecture as a good, intact example of a utilitarian industrial design used for manufacturing facilities in the early 20th century. Significant features include the masonry construction, steel-framed factory windows, flared concrete columns, fire doors, exposed concrete ceilings and floors, and wood floors. The widespread use of concrete for structural purposes, as seen in this 1913 building, was unusual for this early date in this type of building in Atlanta.
In the 1940s, the property was sold to and occupied by the Hastings’ Seed Company until 1982. The building had been vacant for 12 years prior to the purchase by the developer, Seed Partners, and rehabilitation of the building into 18 loft apartments and gallery space, completed in 1994. This 18-unit property is listed on The National Register of Historic Places. The project won an Award for Adaptive Use from the City Of Atlanta Urban Design Commission, as well as an Outstanding Rehabilitation Award from The Georgia Trust for Historic Preservation.
