McMillan Pazdan Smith Designs Mid85 Industrial Park in Spartanburg, South Carolina

The Mid85 industrial park, a massive logistics development project, is coming to Spartanburg. McMillan Pazdan Smith designed the Mid85 industrial park, which will offer more than 2 million square feet of warehouse space across two phases. The park is being developed by Greystar Real Estate Partners LLC, an investment, development and management company with a growing presence in the logistics sector.

The first phase, which broke ground recently, will include two speculative facilities with tilt-up concrete wall panels and structural steel frames. The larger building will have a cross-dock layout with 917,694 square feet, 40-foot clear height, 88 dock doors, and 201 parking spaces. The smaller building will have a rear-load layout with 277,648 square feet, 32-foot clear height, 58 dock doors, and 78 trailer parking spots.

The park is strategically located off Interstate-85, near Inland Port Greer, Greenville-Spartanburg International Airport, and the Interstate 85/26 interchange. MPS is working with the general contractor Frampton Construction to provide the Design-Build delivery of the project. JLL is handling leasing for the park.

“We are proud to partner with Frampton Construction and the Greystar development team on this significant industrial park project that will enhance the logistics capabilities of the Spartanburg area,” said Bill Joslin, Principal, Industrial Practice Area Director for McMillan Pazdan Smith, “Our design provides for the needs and preferences of modern industrial and logistics tenants who seek efficient, flexible and functional spaces.”

SeamonWhiteside is the civil engineer on the project, and WGPM Inc., is the structural engineer. Read more about this project in this article from the American Journal of Transportation.
