McMillan Pazdan Smith designed a four-story, 52,000 SF commercial building on Meeting Street in downtown Charleston, SC for Holder Properties. Located in the flood plain with limited street frontage and a long irregular shape, the lot posed significant challenges for the design team. After a careful analysis of the existing site factors, the team’s final design is economically feasible and appropriate to the urban context.
The exterior features brick, metal panels, and stained wood in a striking design that enhances the character of the streetscape with deep shadows and rich textures. The ground and second floor will be leased to a bank new to Charleston. The tenant wanted a highly recognizable presence and was attracted to the building’s clean design. The building is designed with energy efficient systems and environmentally sensitive materials.
