Fort Prince Spec Building

Fort Prince Distribution Center is a speculative development in Spartanburg County, South Carolina. The building is a double-loaded speculative distribution center on 67.44 acres and is highly visible from both lanes of Interstate 85.

At 437,000 SF, the steel structure is wrapped with a load bearing tilt-wall concrete panel system with a 60-mil TPO roof. The clear height in the building is 36′ and the columns are spaced at 52’x50′ with a 60′ deep speed bay along the dock wall. There are 100 dock doors (9’x10′) with the potential for a total of 106. Additionally, there are four drive-thru ramped entrances (12’x14′). The site can accommodate 72 trailers parked adjacent to the dock area with 76 future trailer spaces. There are 210 parking spaces and 146 future spaces planned. Two separate office entrances are provided at the corners initially with two future entrances created with wall knockouts on the opposing corners for potential tenant separation.
