Gateway Village

Gateway Village is designed to satisfy a resounding need for additional grocery and retail space in the college town of Clemson, SC. Integrally involved from the project’s inception, McMillan Pazdan Smith solved complicated site issues such as wetlands and stream relocation while adhering to stringent architectural covenants concerning building massing, orientation, and detailing.

A 54,000 SF, Publix Grocery anchors the center, while 23,200 SF of space provides tenant suites suitable for restaurants, retail, and other services. The aesthetic focuses on creating a pedestrian-friendly experience with site furniture and lower-scale lighting throughout the 12.8-acre site. The building’s hipped and barrel vault roofs, eave detailing, and fenestration create buildings that cater to pedestrians with covered walkways and abundant daylighting.
