Jackson Marketing Group, Adaptive Reuse

In 2017, Jackson Marketing Group commissioned McMillan Pazdan Smith to provide planning and design services for their new office building in Greenville, SC. The firm, which is a marketing and events agency but also holds the largest storage facility in North America for Michelin tires, needed a space that was large enough to consolidate their three facilities, provide adequate storage, and accommodate future growth of their expanding team.

To fit these unique requirements, we adapted a former Coca-Cola warehouse to offer a functional and modern office environment with an adjacent warehouse. The design team then extended the other side of the warehouse to double their storage capacity and kept the existing tall ceilings to take advantage of the already open environment. Office features include a breakroom, large conference room that can accommodate the entire firm, a variety of additional conference spaces, a separate training facility, a video production room with editing booths and a soundproof area, and restrooms with showers. A unique feature of this project was our ability to analyze their existing space and workflow. Within this one building, we provided three distinct types of working environments to suit all learning and working types: a creative and collaborative open environment; more traditional and compact work stations; and traditional enclosed offices.

This 95,744 SF office and warehouse space was completed in 2019.
