As a leading national developer, Xebec Realty identified the rapidly expanding manufacturing market in North Charleston as a significant opportunity for a speculative industrial flex facility. They chose McMillan Pazdan Smith to design the shell on the 262,000 SF design-bid-build project. Located strategically near major manufacturing clients, including Boeing and Mercedes Benz, the site is ideally suited to light manufacturing or high-volume storage. As one of the last available parcels in Palmetto Commerce Park, the developer challenged the design team to maximize leasable space while still providing adequate access, parking, and site drainage despite wetlands and a unique parcel shape.
The tilt wall concrete construction facility will feature 32′ clear height interiors with daylighting and ESFR sprinkler systems. Special attention was given to the potential for 4 separate tenants, providing each with a unique, attractive entrance to their space. The shell completed in 2019.
