The design-build team of White Point Partners, Frampton Construction, and McMillan Pazdan Smith was responsible for the Upper Peninsula region’s first mid-rise project. Design for this 117,000 SF, five-story spec office building required thoughtful collaboration with surrounding developments. Inspired by the countless sailboats scattered across Charleston’s harbor, the building’s metal panel “sails” provide depth and contrast to the material palette. The first floor will feature retail, with 22,000 SF office plates on the four upper floors.
Additionally, the project features a 4-tier private parking garage with 368 parking spots. Because DRB requirements for this area tightly restrict parking garage aesthetics, the design team coordinated closely with a structural engineer to apply tensile screening to two sides of the façade. Not only does the screening provide a unique aesthetic solution, it also adds solar protection and thermal comfort for the parking structure’s users.
