In the Summer of 2015, this manufacturing client in the Upstate of South Carolina engaged McMillan Pazdan Smith to conduct a five-year programming and space needs assessment for existing operations. Also included in the project was a feasibility study to understand the viability of developing a new facility to replace the 60-year-old, converted manufacturing facility. Our team programmed a 360,000 SF building capable of housing more than 1,000 employees as well as the company’s testing labs, video and photography production, customer demonstration areas, and various support spaces.
Formally approved in late 2016, our team lead the design effort for the new facility, which opened in 2019. Designed as a flexible environment for a dynamic and growing organization, the building is organized around collaborative meeting areas and wide internal boulevards designed to easily convey materials throughout the building and encourage chance encounters between employees across the company. Amenity spaces in the building include a fitness center, conference center, full-service commercial kitchen, and a variety of private and group gathering spaces.
The 37-acre site, which sits prominently along Interstate 85, has an elevated parking structure, walking trails, and an athletic field. Construction began in late 2017, with substantial completion in Fall of 2019.
