West Ashley Circle Retail
In 2017, Long Term Holdings, LLC commissioned McMillan Pazdan Smith to design five outparcel buildings for a new shopping center anchored by a Harris Teeter. Located at the intersection of West Ashley Circle, Bees Ferry Road, and Grand Oaks Boulevard, West Ashley Circle Center offers a mix of small shop spaces for restaurants, retail and office clients.
Our design team worked closely with the leasing agents to introduce flexibility into the site to effectively account for vehicular and pedestrian traffic while also maximizing the shopping center’s ability to attract high-quality tenants in the five buildings totaling 23,800 SF. To create the aesthetic goal of simple elegance, our team developed four distinct façade sections by intermixing brick and stucco with steel embellishments that could be replicated across the five buildings. This approach helped in reducing construction costs.
One of the challenges of this project was the site’s location in the Church Creek Drainage Basin which has experienced several large flood events over the last few years. To assuage the concerns of the city and surrounding neighborhoods, our team installed oversized catch basins that will exceed the retention needs of the existing site.
Positioned at the entrance of Grand Oaks Plantation, a large residential development in West Ashley that includes over 1,800 single family homes, 2,000+ multi-family units, parks and recreation facilities, West Ashley Circle Square is a welcome addition to residents who have eagerly supported high neighborhood utilization by adding a walkable, balanced retail area. While there is a Walmart Supercenter within the West Ashley Circle development, the closest grocery store anchored restaurant and retail centers are over 2 miles away in either direction.
