To achieve optimal operational efficiencies and reinforce a corporate commitment to sustainability, Verizon Wireless contracted McMillan Pazdan Smith to create a stand-alone retail concept to defy the odds as one of a select few retailers to achieve LEED Certification. The simplicity and size of this building type created the perfect opportunity to incorporate numerous sustainable technologies in a cost-effective manner. Maximum energy performance was achieved by using SIP walls, high-efficiency HVAC units, high R-value roof insulation, and energy-efficient storefront windows. Tenant upfit requirements included specifics to support indoor air quality, lighting and water use efficiencies, and recycled materials.
The first building located in North Myrtle Beach, SC is being followed by LEED buildings in Little Rock, AR and Hixson, TN. Collaboration between developers, tenants, and design team culminates in a more environmentally sensitive and cost-effective product, which serves as an optimum case study of how LEED and sustainable design practices can be successfully executed in smaller commercial buildings.
